16 Mort Street

Project Overview

Located in Canberra, 16-18 Mort Street (previously known as Times Square) provides 13,000m² of commercial office space over six expansive tower floors plus 1,200m² of commercial/retail space on the ground level. The circular corner on Mort and Cooyong Streets provides a feature to each floor including the top floor entertainment balcony.

When EVC were appointed as project managers, the initial objective was to prove that the building could be repositioned as a PCA A-grade, 4.5 star NABERS landmark, and to rapidly market and re-tenant the floors. The main elements in the concept designs were the modernisation of the street presence, represented by the façade and building entry, and the creation of a spacious entry and foyer area.

The key features of the upgrade included:

  • The refurbishment and upgrade of over 16,000m2 of commercial space to suit the specific requirements of Telstra
  • A fast track delivery strategy to suit the defined premises occupation timeframes of Telstra
  • The design, approval and construction of a new Mort Street entry to facilitate Telstra’s corporate requirements
  • Faster and reliable lifts which are destination dispatch controlled and linked with the security system and Speed Stiles
  • A full renewal of the façade and all external areas
  • Partial upgrade to the buildings services including all new fire services, mechanical system strategy, all new switchboards, efficient lighting, solar hot water and an extensive power sub-metering system
  • Extensive structural slab deflection and stiffening work
  • New ground floor cafe and retail spaces which tie in with the foyer finishes
  • End of trip facilities including showers, change rooms and bike storage, which are directly accessible from the street
