255 Elizabeth Street

Project Overview

255 Elizabeth Street, Sydney is an A-Grade commercial office tower consisting of 15 levels of office space and a retail arcade connecting Elizabeth Street and Castlereagh Street. The building was owned by a listed trust and managed by Investa until 2016, when it was sold to Mirvac. The total NLA of the asset is 28,272 m2.

In 2014 EVC were appointed to develop an upgrade strategy that would enable Navitas to occupy the building as an educational facility.

The design and delivery method required an unprecedented collaboration with the tenant to allow the conversion of 25,000 m2 of commercial space into a ground-breaking student campus lifestyle design.

Key features of the project include:

  • Refurbishment of the Ground Floor entry and the development of a 3-storey atrium with creative smoke management system
  • Full BCA upgrade of all Base Building services
  • The execution of a unique lease agreement, on behalf of the client, over a three-year period
  • Management of extensive construction works in an occupied building, including a sensitive government tenant, over the course of the fitout
